What's Wrong With My Garage Door?

 

garage door not workingYou depend on your garage door.  In fact, you probably don’t give it a thought . . . until it doesn’t work.  Whether it stops functioning altogether or just "acts up" every once in a while, a malfunctioning garage door can be very frustrating.  Fortunately, it’s relatively easy for most professionals to diagnose and fix many garage door repairs. 

Bear in mind that some garage door models aren’t very DIY-friendly.  They are all very heavy and use tremendous tension to open the door, so they can be dangerous.  Close the door and disconnect the power before you troubleshoot.  Here are some common garage door problems (and repairs). 

  • The garage door won’t open (or close). You might just need new batteries in your remote, keypad, or wallbutton.  Or perhaps one of those needs to be reprogrammed.  If the door is stuck open, check to be sure the photoelectric eyes near the base are aligned and not obstructed.
  • The garage door sticks.  Tracks, rollers or hardware may be dirty.  Clean everything with a little household cleaner, then re-lubricate moving parts with WD-40.  The tracks may have small dents or flat spots which can be gently tapped out.
  • The garage door sags on one side.  If it’s a multi-section door, the hinges on one side may need tightening, or the cable on that side may need to be tightened.  It’s also possible the tracks on each side are out of alignment – use a level to check.
  • The garage door closes then reopens again.  Closing pressure may be out of adjustment; you can decrease it, but do so in small increments. 
  • The garage door doesn’t close all the way.  Something may be obstructing the photoelectric eyes, or they may not be aimed directly at one another.  If they’re OK, you can increase the closing pressure, but again, do so in small increments.  
  • Broken springs or a broken motor.  These are the most serious garage door repairs, so you definitely need professional help.  It is recommended to replace springs in pairs, even if just one is broken, to ensure balanced operation.  Also, if one old spring just broke, it is likely that the other is soon to follow - so why not take care of both at the same time? 

Regular preventive maintenance may help prevent some garage door repairs.  But if your garage door isn’t working and you can’t easily fix it, calling a local professional that specializes in garage door repairs will get you back in action right away.

Fiberglass garage doors actually consist of an aluminum frame with fiberglass sections. Like aluminum, fiberglass is very lightweight.

I've had a lot of these problems with my own garage door. Colorado garage doors seem to have unique problems compared to warmer locations. Thanks for the info!
